Reservation Policy

Please contact us for availability before booking.

All rates are in US Dollars.   All Reservation Deposit must be received within 5 days after your reservation request has been approved. Your reservation will be placed on a COURTESY HELD for only 5 days until the deposit is received. Reservations cannot be guaranteed until the reservation deposit and signed rental agreement have been received.  Your reservation will then be considered RESERVED (guaranteed).

Initial deposit in the amount of $250.00 reserves all rentals under 14 nights.  A deposit of $400.00 reserves all rentals from 15 nights to 31 nights.

Advance payment equal to 50% of the total rental amount is required sixty (60) days before arrival. The advance payment will be applied toward the rent. Advance payment is not a Damage deposit.

FULL/Final payment of rent is due no later then thirty 30 days before your arrival date. If payment is not received 30 days prior, your reservation will be cancelled and your deposit forfeited.

This reservation deposit automatically converts to a security/damage deposit upon arrival. This Security Deposit is held to ensure that the property will be left in it’s original condition. The Security Deposit is NOT applied towards rent. Security deposits will be returned in full providing a satisfactory inspection after check-out. Damages to the property can result in a full or partial loss of the security deposit.

Cleaning Fee of $80.00 is required at time of guarantee. There is a required 13% Florida Tax added to all Bookings.

Cancellation Policy:
All Cancellations must be made in writing via e-mailed or physically mailed. The following cancellation charges will apply: Cancellations that are made between 4 to 8 weeks prior to arrival will incur a Loss of 50% of Total Booking Cost.  Cancellations Less than 4 weeks prior to the arrival date will incur a Loss of 100% of Total/ Full booking Cost.
Cancellations of reservation or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departures does not warrant and refund of rent or deposit.

Payment by Credit or debit card:

Before paying for any bookings or making a deposit, fill out the reservation request form on “Contact Us” Page.

State that you are paying credit/debit card/check.

Credit Card transactions are processed through Paypal. Any Credit Card/Paypal  transactions will incur an additional 3%  fee.

A Paypal account is not required to pay for your reservation.

Simply bypass” Log-in to my PayPal account” and proceed to “Pay with Debt or Credit Card”.

You will be asked whether you would like Paypal to save you information for a future visit. You may simple decline or agree.
